Tracking the Effects of Conservation Easements on Property Tax Valuations AgEcon

We establish a procedure to track the tax valuation history of properties that are fully or partially restricted with conservation easements to test the assertion that easements result in lower property valuations. Easements didn't decrease property valuations; they merely decreased the rate of value for the affected properties. On average, the restricted properties' valuations increased at a rate lower than did those for unrestricted properties - but not always, and certainly not uniformly. Valuation policy is specific to the local tax assessor: no sweeping assertions about easements and property taxes is warranted.

Cikkünkben rávilágítunk arra az ellentmondásra, ami a deklarált foglalkoztatási célok és a versenyképességet szolgáló gépberuházási támoga¬tások növekedése, valamint hatásai között feszül. Evaluation of Urban Land Intensive Use Based on Analytic Hierarchy Process - A Case of Zhongxiang City, Hubei Province, China AgEcon

Taking Zhongxiang City, Hubei Province, China as an example, evaluation index system of urban land intensive use is established from four aspects of land economic benefit, land utilization degree, investment intensity, and sustainable utilization. Analytic Hierarchy Process (AHP) is used to determine the weight of evaluation index in research region. Taking the index numerical value of Hubei Province as the standard value, index value of the research region is evaluated. Combining with the index weight obtained by AHP, urban land intensive use is evaluated by the weighted average. Tradeable development rights (TDRs) are market based instruments that allow a right to develop a parcel of land to move from one parcel to another. We examine TDRs as a potential instrument for achieving the economic objective of allocating development to its highest value use in Victoria. TDRs are examined as a tool within Victoria’s existing planning system for rural land, which has a number of objectives. Design considerations for applying TDRs in Victoria include the need to consider modifying development entitlements from a right to apply (RTA) to a right to develop (RTD). Farm level effects of EU policy liberalization: Simulations based on an EU-wide agricultural sector model and a supply model of the German agricultural sector AgEcon

The impact of sectoral or economy wide policy scenarios is often of strong political and public interest, yet it is a scientific challenge. When analyzing different levels of aggregation, the use of single models may not be sufficient. In this paper we establish an interface between the European Simulation Model (ESIM) and the Farm Modelling Information System (FARMIS). The linkage of the two models allows us to quantify adjustment processes both at the sectoral level and at the farm group level for the German agricultural sector. This study examines the impact of farmland investments on the risk-efficiency of mixed asset portfolios. Traditional asset classes considered available for investment include various equity market indices, commercial REITs, corporate bonds of investment- and sub investment grade, government bonds and treasury bills, corporate bonds, ex-U.S. equity indices, short term interest rate indexes, and commodity investments. This report presents the results from the first annual Louisiana Rural Land Market Survey. The survey was designed to collect detailed information from rural real estate professionals regarding market conditions in their areas. Results of this study suggest that land values vary by area of the state and the primary commodity grown on the tract. Substantial variation in land value within areas and by parish suggests a number of factors affect rural land values and markets. Further research will be designed to measure the effects of these various factors on rural real estate markets.

Metropolitan Atlanta has experienced explosive population growth in the past few decades, which has resulted in rapid residential growth. The City of Roswell is one the best examples of residential growth on the urban fringe of Atlanta, with its housing stock increasing by more than 50 percent from 1990 to 2000. Stormwater runoff created from these development sites is expected to be causing sedimentation accumulation in lakes within Roswell and a neighboring, downstream wildlife refuge located in the City of Mountain Park. Because sedimentation tends to fill-in and shrink lakes, our results provide some indication of the potential property damages associated with sedimentation. Impact of Alternative Land Management Options on Soil Fertility and Erosion in Uganda AgEcon

Using a data set collected in eight districts of Uganda, this study investigates how investment in soil fertility management (SFM) and conservation practices may affect natural resource outcomes, particularly the extent and level of soil erosion and soil nutrient loss. The study used ordered probit models and the results suggest that investment in SFM and conservation practices greatly improves soil fertility and reduces soil erosion. From a policy perspective, public investment to encourage use of SFM and conservation technologies would help the country achieve sustainable agricultural production.

Many cases of externalities in agricultural production, such as pesticide drift, cross-pollination, and offensive odors, are attributable to the incompatibility of neighboring land uses and exhibit distance dependence. We characterize equilibrium spatial patterns of externality-generating and -receiving land uses on a two-dimensional lattice with noncooperative, profit-maximizing producers.
