Residential Land Values in Urbanizing Areas AgEcon

Zoning decisions related to residential lot size and density affect residential land value. Effects of size on residential parcel value in Roanoke County, VA, are estimated with fixed effects hedonic models. Parcel size; elevation; soil permeability; proximity to urban areas, malls, and roads; and location influence parcel value, but the effects vary by value of construction and development status. Parcel value per square meter declines with increasing parcel size. The estimated relationships could be used to evaluate zoning decisions in terms of land values and tax revenues if model estimation uncertainties and responses by developers to zoning strategies are considered.

Meta-Functional Transfer of Hedonic Property Values: Application to Great Lakes Areas of Concern AgEcon

This paper explores the use of functional benefits transfer to forecast the effects of waste sites on property values. The results of a meta-analysis of hedonic studies of waste sites are coupled with spatial analysis techniques to produce estimates of the effects of toxic contamination in Areas of Concern (AOCs) in the U.S. Great Lakes. Based on U.S. Census data for median home values, the methods used here suggest that approximately $5.2 billion (2005 dollars) have been lost in residential property values surrounding twenty-three of the AOCs. This compares to estimates that place the cost of remediation of all U.S. AOCs at up to $4.5 billion (2005 dollars). LIVING WITH HOGS IN IOWA: THE IMPACT OF LIVESTOCK FACILITIES ON RURAL RESIDENTIAL PROPERTY VALUES AgEcon

To better understand the magnitude of the effects of livestock feeding operations on residential property values, we constructed a new dataset that merges data on home sales with data on the location and size of livestock feeding operations in five rural counties of Iowa. We estimated a hedonic model to explain variations in residential sales price with standard house attributes, such as number of bedrooms and square feet of living space, as well as the effects of distance and density of livestock feeding operation. We find that livestock operations have an overall statistically significant effect on property values. Conservation land acquisition lists and nearby property values: evidence from the Florida Forever programme AgEcon

Agencies throughout the world are implementing plans to preserve open spaces. The demand to preserve open space is often justified based on the value of the amenities associated with the land. However, many times open space is valued most for what it is not: the absence of negative externalities associated with development of the open space. Florida has the most ambitious programme for acquiring conservation land of any state or nation in the world. Using evidence from Florida, this study determines whether being added to a conservation land acquisition list affects nearby property values.
