A földpiaci sajátosságok és tendenciák AgEcon
Kurucz, Adrienn.
Az elmúlt években ugyan emelkedtek a hazai földárak, de az uniós csatlakozástól várt jelentős árnövekedés és földpiaci forgalomélénkülés elmaradt, sőt, a bérleti díjakban sem hozott átütő fordulatot. A közelmúltban erősödött a magyarországi földpiac megmozdulását várók tábora, a 2011 májusában lejáró derogáció miatt.

A Land Market Cycle in the Netherlands AgEcon
Woltjer, Geert B.; Luijt, Jan L.; Jongeneel, Roelof A..
This paper develops a disequilibrium model of land prices in the Netherlands. It shows that the behaviour of traded quantities and prices of Dutch land have some resemblance with a disequilibrium land market model developed by Søgaard. An error correction model based on Søgaard’s model generates significant results with GDP and the real interest rate as explanatory variables, but regrettably farm income nor government demand for land generate significant results. If the model is correct, bubbles are characteristic for the Dutch land market, and this suggests that there is an opportunity for Dutch government to improve on the timing of buying land for nature policy.

Agrárkérdések, alapkérdések, a termőföld AgEcon
Alvincz, Jozsef.
A termőföld kérdése a „rendszerváltástól” kezdődően új megvilágításba került.

Land use and land reform in former Central and East European countries AgEcon
Takacs-Gyorgy, Katalin; Bandlerova, Anna; Sadowski, Adam.
The importance of agriculture is decreasing all over the world. The aim of the paper is to compare the ownership structure and land use in some selected former Central and Eastern European countries. The property structure and land use is in dichotomy, the production is performed simultaneously on small-size farms which produce primarily for self-consumption. The importance of farm land leases is increasing. The present paper tries to identify the main differences and similarities in land ownership and property structure, the changes in the last fifteen years, what happened and whether the expectations had been met. Furthermore the paper compares the main regulations of land ownership and tenancy in different countries, explains land market protection, and...

Minnesota Farm Real Estate Sales: 1990-2007 AgEcon
Taff, Steven J..
This report is a summary of the data contained on the farmland sales portion of the Minnesota Land Economics (MLE) web site (http://landeconomics.umn.edu ) as of May 25, 2008. It is formally reissued each Spring, as new sales data become available. We no longer distribute a separate farm real estate report in the Minnesota Agricultural Economist (now the Minnesota Applied Economist: http://www.apec.umn.edu/MnApEc). The present document consists largely of graphs and tables summarizing sales over the past eighteen years. It provides averages at the multi-county region and at the statewide levels of aggregation. Individual transaction data are available for downloading and analysis at the MLE web site. An electronic version of the current report in fully...

Perception of Land Scarcity by Peri-Urban Farmers AgEcon
Vandermeulen, Valerie; Verspecht, Ann; Van Huylenbroeck, Guido.
Farmers in peri-urban regions face many problems, among which land scarcity is a major one according to literature. However, as indicated by a survey among farmers in the peri-urban region around Brussels, land scarcity is not perceived as a problem by all farmers to the same extent. Based on econometric analysis, the survey results show that perception of land scarcity is mainly influenced by differences in landownership and perceived ratio between farm land prices and real land prices. Changes in each of these variables will lead to a shift in the problems a farmer faces and will therefore stimulate different farming or land use strategies.

Decimavilla, Esther; San Juan, Carlos; Sperlich, Stefan.

Spatial Analysis of Factors Affecting Finnish Farmland Prices AgEcon
Pyykkonen, Perttu.
The purpose of the study was to find out the factors affecting farmland prices in Finland. A hedonic pricing model that takes into account the presence of spatial dependence was applied for a very large sales price data (6 281 observations). The results confirmed the importance of land quality and the structural change as determinants of land price. In addition, off-farm job possibilities seemed to have a significant role in determining land prices. The effect of government payments on land prices was also clear, even though the support does not explain very much of the differences in land prices between regions.

The Hungarian land market after EU Accession AgEcon
Biro, Szabolcs.
Besides its natural potential, Hungarian agriculture's major current advantage is low land prices and rental fees. Economic theory suggests that as Hungarian economic performance approaches the EU average, production costs will also become equal. Increasing land prices, generated by higher rentals fees, will mean landowners continually remove more agricultural income and Hungary’s competitive advantage will dwindle. Moreover, subsequent capital withdrawal will lead to weaker agricultural investments. The aim of land policy is to assist the land use of those farmers who make a living from agricultural production. To increase competitiveness one needs income security and policy efficiency meshing land ownership with land use for those farms wishing to...

Urban Sprawl and Farmland Prices AgEcon
Livanis, Grigorios T.; Moss, Charles B.; Breneman, Vincent E.; Nehring, Richard F..
A theoretical model of farmland valuation is developed that allows urban sprawl to affect farmland values through the conversion of farmland to urban uses, shifts in production to higher-valued crops, and the speculative effect of urban pressure on farmland values. This model is estimated using county level data in the continental United States. Evidence is found for all three effects of urban sprawl on farmland values, with a significant contribution of urban pressure on net agricultural returns around major urban centers. Ancillary evidence supports that the latter effect is attributable to shifts to high-valued crops.
