A Unified Framework for Measuring Preferences for Schools and Neighborhoods AgEcon

This paper sets out a framework for estimating household preferences over a broad range of housing and neighborhood characteristics, some of which are determined by the way that households sort in the housing market. This framework brings together the treatment of heterogeneity and selection that has been the focus of the traditional discrete choice literature with a clear strategy for dealing with the correlation of unobserved neighborhood quality with both school quality and neighborhood sociodemographics. We estimate the model using rich data on a large metropolitan area, drawn from a restricted version of the Census. AMENITIES IN AN URBAN EQUILIBRIUM MODEL: RESIDENTIAL DEVELOPMENT IN PORTLAND, OREGON AgEcon

This paper analyzes the effect of open space and other amenities on housing prices and development density within the framework of an urban equilibrium model. The model is estimated as a system of equations that includes households' residential choice decisions and developers' development decisions and emphasizes the importance of amenities in the formation of development patterns and property values. The model is applied to Portland, Oregon, where ambitious open space programs have been implemented. The results suggest that amenities are important: households are willing to pay more for newer houses located in areas of less dense development, with more open space, better views, less traffic congestion, and near amenity locations. El Paso Housing Sector Econometric Forecast Accuracy AgEcon

There is comparatively little empirical evidence regarding the accuracy of regional housing sector forecasts. Much of the recent analysis conducted for this topic is developed for housing starts and indicates a relatively poor track record. This study examines residential real estate forecasts previously published for El Paso, TX using a structural econometric model. Model coverage is much broader than just starts. Similar to earlier studies, the previously published econometric predictions frequently do not fare very well against the selected random walk benchmarks utilized for the various series under consideration.

Food Calorie Intake and Food Security under Grain Price Inflation: Evidence from Malawi AgEcon

A comprehensive analysis of food demand and nutrient consumption using recent, representative household survey data from Malawi is presented. Expenditure and price elasticities have been estimated for 20 food groups using a quadratic almost ideal demand system based on 4 income groups identified by the Goldfeld-Quandt tests. Although the current boom of maize price provides an opportunity to rethink development strategies that diversify the commodity sectors, developing countries will not necessarily benefit from this change absent significant improvements in production capacities and trade infrastructures. Malawi is likely to suffer from higher commodity prices in the short-run.

Permanent Housing for Seasonal Workers? A Generalized Peak Load Investment Model for Farm Worker Housing AgEcon

Many seasonal workers are housed in transitory accommodations, including tents and vehicles. In this study, we analyze the supply side of this problem by assuming that a public agent must house the workers through direct public investment. A peak load model is adapted to develop investment rules for the least-cost provision of seasonal worker housing, adding an interacting multi-season component to existing models. Based on this model and the data from three prototype projects, the majority of the least-cost investment would be in permanent, but seasonally occupied, housing.

Several studies address the effects of local growth controls on housing markets, particularly its price effect, which is induced by rising construction cost, constrained housing supply, improved amenities, and market reorientation of homebuilders. The impact of large-lot zoning and open space acquisition on home building in rural communities AgEcon

Local governments in the United States use a wide range of tools to preserve rural landscapes. Some of these tools, like the purchase or transfer of development rights, are generally welcomed by farmers and other large landowners. Other tools, like increasing the minimum lot size in a town’s agricultural zone, are more controversial because they are believed to have negative effects on landowner wealth. In this contentious policy environment, it would be useful to know which land use tools actually work to control residential growth, thus achieving the consensual objective of rural preservation. The Timing of Rapid Farmland Conversion Events: Evidence from California's Differential Assessment Program AgEcon

Using county-level panel data, we estimate duration models to study the timing of rapid farmland conversion events. Results suggest that income and the proximity to major highways are the principal determinants of rapid conversion events (and also responsible for prolonging these events). In particular, an increase in income of 1% is found to hasten the time to a rapid conversion event by 111% and to extend the time back to a slow state of conversion by 76%. On the other hand, valuable agricultural land and high property taxes extend the time to a rapid conversion event (and also hasten the time back to a slow state of conversion).
