HYDRO-POLITICS: SOCIO-ECONOMIC ANALYSIS OF INTERNATIONAL WATER TREATIES AgEcon

Water resource issues are closely related to property rights issues, as the holders of property rights along a river bank, watershed, lake, or river basin, often take priority in terms of water usage. Rivers, aquifers and other bodies of water transgress national boundaries, giving rise to conflicts. Treaties, agreements, and conventions seek to allocate water rights among countries in a manner that benefits all participants. This study conducts an empirical analysis of macroeconomic, geological, hydrological, and institutional variables in order to determine factors contributing to the existence of bilateral treaty and treaty structure.

DOES PROXIMITY TO A GOLF COURSE MATTER? AgEcon

In this study, we augment an earlier study by estimating the effect of golf courses on housing values using a data set of single-family homes sold between 1994 and 2000. We find that there is generally a positive impact on houses proximate to open space (golf courses and neighborhood parks). The value of proximity to a golf course is found to be greater than figures reported in previous studies. Proximity impacts extend beyond abutting properties and go as far as to those within almost a quarter of a mile. The value of properties proximate to parks is found to be significant and varies with park size and type. Automobile Fuel Economy: What is it Worth? AgEcon

The marginal value of increased automobile fuel economy is estimated using a hedonic model of 2001 model year automobiles sold in the United States. This value is then compared to the average expected lifetime fuel savings attributable to increased fuel economy. Results indicate that automobile buyers fully internalize fuel cost savings attributable to improved fuel economy at low discount rates, and may partially internalize other perceived benefits of improved fuel economy such as reduction in global warming or fossil fuel dependence.

Implementation of Recreation Fees by the U.S. Forest Service: 1996-2002 AgEcon

In recognition of the potential for recreational use fees to contribute to the operation, maintenance, and enhancement of public lands, Congress passed the Recreation Fee Demonstration Program in 1996, authorizing federal land management agencies to charge recreational use fees and retain the revenue. This study analyzes the response of federal land managers to this authority through estimation of the factors that influenced the fee setting decision by the U.S. Forest Service (USFS) between 1996 and 2003. Both forest size and the availability of substitutes are estimated to delay fee implementation, while a large local population has a positive influence on the fee setting decision.

Modeling Urban Sprawl and Land Use Change in a Coastal Area-- A Neural Network Approach AgEcon

Complexity of urban systems necessitates the consideration of interdependency among various factors for land use change modeling and prediction. The objective of this study is to explore the applicability of computational neural networks in modeling urban sprawl and land use change coupled with geographic information systems (GIS) in Hilton Head Island, South Carolina. We are particularly interested in the capabilities of neural networks to identify land use patterns, to model new development, and to predict future change. A binary logistic regression model is estimated comparison. The results indicate the neural network model is an improvement over the logistic regression model in terms of prediction accuracy.

DEMOGRAPHICS AND THE VALUE OF PARK PROXIMITY IN GREENVILLE, SOUTH CAROLINA AgEcon

The effect of proximity to different types of parks on housing prices is estimated using a unique data set of single family homes sold between 1990 and 1999 in Greenville, South Carolina. The value of park proximity is found to vary with respect to park size and amenities, as well as household income and family size. The greatest impact on housing values was found with proximity to small neighborhood parks, with property values as much as 13 percent higher for homes within 600 feet of such parks. Living on the Edge: Residential Property Values in the Urban-Rural Interface AgEcon

This study estimates the contribution of both urban-rural fringe location and lake proximity on residential property values in three upstate counties of South Carolina through estimation of spatial hedonic housing price models. Location in the urban fringe and the urban-rural interface are found to have a positive impact on residential housing values relative to either urban or more rural locations. Lakes in the upstate contribute positively to housing values to the extent that the house has a view of a lake, lake access, or lake frontage.

SCHOOL QUALITY AND PROPERTY VALUES IN GREENVILLE, SOUTH CAROLINA AgEcon

This study estimates the impact of school quality on property values within the city limits of Greenville, South Carolina. This study differs from others in its use of a relative, rather than an absolute measure of school quality. We apply a hedonic pricing model to estimate the impact of K-12 rankings on the real constant-quality housing values. Based on 3,731 housing transactions carried out from 1994 to 2000, our results suggest that those who choose to live within the city limits of the study pay a premium to live in high quality school attendance areas. Therefore, high-ranked schools have values capitalized into single-family house prices. Further, greater distance to assigned K-12 schools has a negative impact on the value of the property.

Does Close Count? School Proximity, School Quality, and Residential Property Values AgEcon

This study jointly estimates the impact of school quality and school proximity on residential property values in Greenville, South Carolina. While quality is found to be capitalized into residential property values, the degree of capitalization depends on school level and proximity to each school for which the house is zoned for attendance. In general, there is positive value associated with closer proximity to schools of all levels, and negative value associated with a significantly longer than average distance to schools. In terms of quality rankings, excellence at the elementary and high school levels has the strongest impact on property values.

FARM LABOR DEMAND: A META-REGRESSION ANALYSIS OF WAGE ELASTICITIES AgEcon

Previous research on farm labor demand is reviewed to empirically explore what has been learned over the past 50 years. Following the example of Hamermesh, studies were differentiated by numerous factors. A meta-regression analysis of estimated demand wage elasticities was conducted to more clearly identify any systematic factors that influence such estimates. Results of the analysis show that the magnitudes of own-price demand elasticities are affected by differences including type and area of labor market, methodology, and the time period covered by the data. Understanding variations due to model specification is important when interpreting current and future agricultural labor and policy research.

Valuing Teams: What Influences Student Attitudes? AgEcon

The ability to work with others is a skill highly valued by employers. Students often work in groups for class projects, but extensive teamwork is usually limited. This research explores student attitudes toward working with peers through a "Value of Teams" survey. The relationship of demographic characteristics and initial attitudes, changes in attitudes after a semester in an intensive team-based learning environment, and the enduring effect of attitudes as measured through responses of students enrolled in a second class with the same instructor are all examined.

LIVING ON THE EDGE: RESIDENTIAL PROPERTY VALUES IN THE URBAN/RURAL FRINGE? AgEcon

Using hedonic analysis of residential properties in the upstate of South Carolina, location in the urban/rural fringe is estimated to have a significant positive value relative to either rural or urban locations. The differential impact of private and public undeveloped land on housing price is estimated empirically. The results indicate that homes in the rural fringe, urban-rural fringe and urban fringe are worth about 11, 8 and 6 percent more respectively than homes in urban areas. The results also show that lake front, lake access and lake view houses are worth about 48, 35 and 30 percent more respectively than the houses which do not have lake view, lake access or lake frontage.

Turning on the Lights: A Meta-Analysis of Residential Electricity Demand Elasticities AgEcon

Meta-analysis us used to quantitatively summarize previous studies of residential electricity demand to determine if there are factors that systematically affect estimated elasticities. In this study, price and income elasticities of residential demand for electricity from previous studies are used as the dependent variables, with data characteristics, model structure, and estimation technique as independent variables, using both least square estimation of a semilog and maximum likelihood estimation of a gamma model. The findings of this research can help better inform public policy makers, regulators, and utilities about the responsiveness of residential electricity consumers to price and income changes.
