Hedonic Valuation of Timber Stands in the Great Lakes Northern Forests AgEcon

Forests and timber are important natural resources in the state of Michigan. Forestlands make of 53% of the total land area and the forest related industry and manufacturing sector in Michigan generate approximately $12 billion to the state’s economy. Though forestry related industry and manufacturing is a multi-billion dollar industry that affects millions of acres of land in Michigan, there have been few recently published articles regarding timber stumpage appraisal in the state particularly about the northern hardwood forests. Does Close Count? School Proximity, School Quality, and Residential Property Values AgEcon

This study jointly estimates the impact of school quality and school proximity on residential property values in Greenville, South Carolina. While quality is found to be capitalized into residential property values, the degree of capitalization depends on school level and proximity to each school for which the house is zoned for attendance. In general, there is positive value associated with closer proximity to schools of all levels, and negative value associated with a significantly longer than average distance to schools. In terms of quality rankings, excellence at the elementary and high school levels has the strongest impact on property values.

Estimating the Value of Groundwater in Irrigation AgEcon

In recent years there has been increasing regulation of agricultural water use in order to reduce transboundary and environmental water conflicts. Effective policy analysis needs to have tools to estimate correctly the value of irrigation water. Irrigating land increases crop yields and this higher profitability should be capitalized into the sales price of the land. For irrigation that depends on surface water rights, studies have found this to be the case (Xu et al. 1993, Faux and Perry 1999). However, studies that have analyzed the value of groundwater in irrigation have found mixed results. Hartman and Taylor (1989) and Sunderland, Libbin and Torell (1987) find that groundwater irrigation has no significant effect on land prices; Torrell et al. (1990)...
