Última Something in the Water? Testing for Groundwater Quality Information in the Housing Market AgEcon McLaughlin, Patrick A.. I test the level of information regarding possible groundwater contamination in the residential real estate market in Washington County, Minnesota. An approximately seven square-mile trichloroethylene plume has affected hundreds of households’ water supplies since at least 1988 in the region. I find that homeowners were initially well-informed by market forces, but were later somewhat misinformed by government actions regarding the potential of water contamination from the plume. A disclosure law passed in 2003 may have added new, low-cost, and imperfect information to the market that could explain the change in informational awareness. Cash rents have also increased but perhaps at a slower rate than land values. This paper examines the ratio of land values to cash rents to determine if how cash rents have changed in relation to land value changes. This ratio is important because it helps indicate whether cash rents are a good way of controlling farmland relative to purchasing the land. Results indicate there may be a lag in cash rents before they match the level of land prices. However, this relationship does not always hold. Farmers are likely to be motivated by alternative goals besides profit maximization. Goal structure is highly influential in farmer enterprise selection decisions. This paper addresses the roles of goal structure, location, financial situation, and socio-demographic variables and their influence on farmers' farm enterprise selection decisions. This study uses the 2003 Agricultural Resource Management Survey (ARMS), a national farm-level data, and Tobit method to examine the impacts of goal structure and resource availability on enterprise choice. Results indicate that goal structure significantly influences enterprise selection.
