ABSTRACT This study aims at identifying by zoning the mesoregion of Vale do Rio Doce edaphoclimatic aptitude for the commercial production of banana. The factors used in the agro-climatic zoning were temperature, altitude, rainfall, water deficit and soil type. Information on the thermal conditions was acquired from the INMET and also using estimates from a mathematical model. Altimetry data were acquired using digital elevation model generated from ASTER images. Rainfall data were collected from literature and from the ANA. To obtain the data of water deficit a standard water balance was calculated. Soil information was provided by Geominas Program. The purpose of this study was report of Research and Development of Embrapa Cerrados about Agricultural Zoning of Tocantins in relation to agricultural expansion in the Araguaína and Palmeirante Area of the State of Tocantins. In general the north area of the State of Tocantins have around 40% of sandy soils with low agricultural potential. These soils request in the minimum cultivation and direct planting.

Cotton zoning based on sowing periods of lower risk in Parana state, Brazil BABT

Cotton is cultivated in the North and West of Parana State, southern Brazil, under conditions of climatic risk variable in space and time. Risks of temperature below 15ºC at the establishment period, daily average temperature below 20ºC at the stage of cotton boll opening, and soil water deficit for both plant establishment and flowering periods, were estimated to identify homogeneous zones with sowing periods of lower climatic risk. The time interval with adequate temperature, associated with minimum risks of the other factors and yield data from field experiments allowed the identification of seven distinct zones, with best sowing periods ranging from September 20 to November 20. Forest Management Zone Design with a Tabu Search Algorithm AgEcon

Increased conflicts between timber production and environmental protection led some analysts to advocate land-use segregation, often referred to as forest management zoning. The objective of zoning is to create ecologically desirable non-fragmented forest reserves and group timber production areas. We formulate an integer programming model of forest zoning that explicitly addresses clustering of spatial units allocated to timber production and reserve zones while also promoting separation of these zones. A tabu search algorithm is developed, implemented and tested using a case study. In rapidly suburbanizing areas, minimum lot sizes of ten acres or greater are often used to discourage residential development and to maintain agricultural critical mass. Because of significant development pressure in these places, there is a good chance these lot size regulations will bind. Such “down-zoning” often appears alongside the purchase of agricultural and conservation easements that reduce housing development even more. Whatever the benefits of such policies for agriculture and the environment, they raise obvious concerns about housing supply and affordability. Many economists see current land use patterns as inefficient due to various market failures, and planners argue that current patterns do not follow sound planning practice. One policy of interest to both groups is transferable development rights (TDR). TDRs allow the development rights from land that is preserved in an undeveloped state to be transferred to other areas where development can be made denser. This paper addresses one of the greatest difficulties TDR programs face-insufficient demand. We develop a simple theoretical model and estimate a TDR demand function using data from Calvert County, Maryland, one of the only regions where data on individual sales are available. Local schools are primarily funded through local property tax revenues, which are tied to property values and the distribution of value ranges within a community. Values, in turn, depend on the mix of lot sizes and building attributes (improvement characteristics), which are affected by zoning. Open Space and Urban Sprawl: The Effects of Zoning and Forest Conservation Regulations in Maryland AgEcon

Rapid urbanization enhances the desirability of policies for preserving open space but policies intended to preserve open space may extend the urban boundary and create leapfrog development. We investigate this potential conflict between open space preservation and urban sprawl conceptually and empirically using data from the Baltimore-Washington suburbs. In accord with previous theoretical and empirical results, the estimated econometric model indicates that both zoning and forest planting requirements contribute to sprawl by increasing the amount of land needed to accommodate the current number of households. The distribution of lot sizes and associated improvements affect property values. Hence, zoning affects municipal property tax revenues. If optimal lot size is inconsistent with the targeted zoning density in a community, municipal revenue can be increased through zoning change. This paper theoretically derives the optimal lot size that maximizes tax revenues as a function of the elasticities of improvement value and lot size prices with respect to density, and the elasticities of land and improvement demand with respect to lot size.
