We use laboratory market experiments to assess the impact of asymmetric knowledge of a per-unit subsidy and the effect of a decoupled annual income subsidy on factor market outcomes. Results indicate that when the subsidy is tied to the factor as a per-unit subsidy, regardless of full or asymmetric knowledge for market participants, subsidized factor buyers distribute nearly 22 percent of the subsidy to factor sellers. When the subsidy is fully decoupled from the factor, as is the case with the annual payment, payment incidence is mitigated and prices are not statistically different from the no-policy treatment. |

Since 1991, Moldova has carried out a wide range of radical reforms affecting its social and economic system. The land reform, which was practically completed in 2000, created over 1 million landowners among the rural population. Many of them entrusted their land to managers of newly created corporate farms. Others used their privately owned land to establish independent family farms. The creation of independent family farms (so-called "peasant farms") was one of the primary goals of the land reform. More than 280,000 peasant farms have been created, averaging 1,86 hectares in size. The small size of the peasant farms, whose holdings are furthermore split into 3-4 parcels, raises considerable concerns about their long-term viability and has led to an... |

The article analyzes the land rent role for the sugar cane growers of two São Paulo State regions in the context of industry deregulation happened in the early 1990. Literature has shown that deregulation has had a positive impact in the performance of the industry, improving its efficiency and effectiveness. In this context, cane growers faced new challenges demanding adaptations and were induced to adopt strategies taking the land as a reference. The analytical material was obtained through questionnaires applied in a sampling of cane growers from the Ribeirão Preto and Piracicaba regions. The results has shown that land rent has had an important role to offer the conditions to the maintenance of cane growers, the viability of a scaling production, which... |

Agricultural transformations in Ukraine resulted in division of tracts of land and creation of large number of small private land owners. Since December 1999 these processes were developing with especially high speed after adoption of Presidential Decree "On emergency actions aimed at acceleration of reorganization of agricultural sector of economics", which has become fundamental legislative act in conducting land and agricultural reforms. During the first year after adoption of the abovementioned decree, there started development of land market, which ought to have included: private property for land, legislative protection of land rent, possibilities of free transfers of ownership rights for land from one market subject to another (purchasing and... |

This paper explains regionally differentiated patterns of structural change based on a theoretical framework dealing with strategic interaction of farms on the land market. The main research question focuses on the causes of regionally persistent structures. An empirical Markov chain model is defined for the West German agricultural sector. Thereby it is possible to explain the probabilities of farm growth, decline or exit in terms of the current and former regional farm size structure. Further, the impact of variables describing the regional farm structure, thereby indicating market power of the large, the potential of high competition for land within a region and possibly high rents of the status quo in combination with sunk costs, is quantified. The... |

A föld birtoklása – helyzetétől függően – a jövőben kimagasló hozamot biztosíthat, és várhatóan meghaladja a lekötött bankbetétek hozamát, sőt esetenként extraprofit is elérhető. A termelőeszközök közül ma már csak a földingatlan és a munkaerő... |

The land restitution in Bulgaria led to a severe fragmentation in land ownership. This has an impact on the agricultural development and land market. The article investigates the land transactions on the sale and rentals markets. In order to explain the processes three new institutional economic theories will be employed: property rights theory, transaction costs theory and agricultural contract theory. First, the article reviews the appropriateness of each theory, and second, results of conducted survey in two regions of Bulgaria with different degrees of land fragmentation. Key words: Bulgaria, Contractual arrangements, Land fragmentation, Land market, Land transactions, Property rights |

The aim of this study is to identify the driving forces that shape agricultural land structures, land market and land leasing in the Former Yugoslav Republic of Macedonia (FYROM). Institutional developments and land reforms have so far been modest in the FYROM, and have not contributed to significant changes in agricultural ownership, operational structures, or land market and land leasing arrangements. Land ownership and land use are bimodal, consisting of several small-scale family farms and a few large-scale agricultural enterprises. The small family farms own and operate land on several small parcels, which is one of the major obstacles to the modernisation of family farm production. They produce food for household subsistence with mixed crop, fruit,... |

Over the last decade the Vietnamese government has instigated land reforms that recognise the household as the basic unit of production and allocate land use rights to households. Under the 1993 Land Law these rights can be transferred, exchanged, leased, inherited, and mortgaged. This Land Law provided the foundation for the development of a market for land use rights. During 2001, 400 farm households were surveyed in four provinces in Vietnam. Along with production and consumption data, evidence was sought of land accumulation and consolidation, land use changes, and attitudes to land reform issues. Analysis of the data shows that there is an active market for land use rights, but the level of activity varies considerably between provinces. Some... |

Interest towards farmland market has been increasing in recent years. In developing countries there is rising concern about land being purchased by foreign investors, while in the developed world the debate is centred on whether agricultural factors are still the main determinants of land values or not. This work assesses the determinants of land values in Italy using panel data techniques during the time span 1992-2010. In Italy farmland values have historically been influenced more by natural characteristics of the land than agricultural prices. However, lately non-agricultural factors have been increasing their importance. We find that agricultural prices only slightly affect average land values in Italy. Main determinants of land prices are the yield... |

Russia has experienced dramatic changes in land ownership and tenure since 1991: agricultural land has been largely privatized, individual landowners now have legal rights to most agricultural land in the country, and prohibitions on buying and selling of land have been recently removed. The necessary pre-conditions for the development of agricultural land markets have been met and we are beginning to witness transactions that involve individual landowners, and not only the state. Further development of the land market is circumscribed by the inadequacy of the administrative and technical infrastructure. The paper discusses the evolving legal framework for land reform, considers the impacts on privatization and ownership structure of agricultural land, and... |

Nehezen értékesíthetők a beékelődő, szórtan elhelyezkedő, kis méretű, illetve a rendezetlen tulajdonviszonyú (osztatlan közös tulajdonú) területek. |
