Influence of physical attributes on the price of land: the case of the Province of Talca, Chile Ciencia e Investigación Agraria

This study aims at estimating the percent impact on the price of farmland of the following physical attributes: size, soil quality, water rights, connectivity and location. To this effect, all the farm sales occurred in the province of Talca between 2003 and 2006 were examined, directly from the corresponding title deeds, at the Conservador de Bienes Raíces (Property Register) of Talca, obtaining thus a total of 92 observations. Subsequently, a linear function was estimated, with price per hectare as the dependent variable and the physical attributes listed above, as explanatory variables. Factors that influence the price of cattle in livestock auctions: the case of the stockyard of Melipilla (Chile) Ciencia e Investigación Agraria

This study aims to weigh the influence of observable traits on live cattle prices, i.e., the percent impact on the final price of various physical characteristics. These characteristics are those that commonly are published in auction catalogues, as is the case of: average lot weight, lot size, age, breed and corporal condition. In addition, the influence of seasonality and business cycles were also explored. Using the data collected from the records of El Tattersall S.A., a hedonic price function was fitted. The results showed that the most influential variables with respect to the price of beef cattle, in decreasing order, are as follows: 'condition', 'breed', 'quarter of sale' and 'year', which are followed far behind by 'lot size' and 'average weight'....

Chile has become an increasingly important player in international wine markets. Concurrent with the expansion of Chilean wine output and exports, there has been an increase in production in several other "New World" countries including Argentina, Australia, New Zealand and South Africa. The overall growth in wine supplies has increased competition to capture market share, which highlights the importance of productivity gains among wine and grape producers. The purpose of this paper is to estimate and analyze the technical efficiency (TE) component of productivity for a sample of wine grape producers in Chile. Influencia del calibre, mercado de destino y mes de comercialización en el precio de exportación de la palta Hass: Un enfoque hedónico Ciencia e Investigación Agraria

Se estimó una función hedónica log-lineal de precios, para el mercado internacional de la palta chilena, cultivar Hass. Los datos se obtuvieron de una empresa frutícola ubicada en Quillota, donde se ubican la mayor parte de las plantaciones de paltas de Chile. El precio FOB (en logaritmos) se explicó en función de calibre, mercado de destino y mes de comercialización. Los resultados mostraron que los mercados de destino son muy influyentes en el precio, seguido de los meses de comercialización y, en último término, el calibre. Los mercados europeos y argentinos tienen impactos negativos significativos en el precio en tanto que, con la excepción de Houston, los mercados norteamericanos y Tokio tienen impactos positivos.
