Última Population Growth and Land Use Dynamics along Urban–Rural Gradient AgEcon Polyakov, Maksym; Zhang, Daowei. In this study we apply a spatial conditional logit model to determine factors influencing land cover change in three contiguous counties in West Georgia between 1992 and 2001 using point (pixel) based observations of land characteristics. We found that accessibility to population and population growth affect not only development of rural lands and transition between agricultural and forestry uses, but also influence changes between forest types. The model could be used to project land use–land cover change at watershed or subwatershed level and thus serve as a valuable tool for county and city planners. Land use changes and timberland use by ownership and forest type in Alabama and Georgia between 1972 and 2000 are analyzed using a modified multinomial logit approach. Low average land quality, federal cost-share incentives, and favorable returns to forestry relative to agriculture were the main factors associated with timberland increase. Higher forestry returns helped increase industrial timberland but not nonindustrial private forests. An increase in hardwood forests at the expense of softwood and mixed forests was driven by increasing hardwood returns. The gap in total factor productivity (TFP) growth in sawmill and wood preservation industry widened between the US and Canada over the period 1958 to 2003. Stages of the softwood lumber dispute had different effects on TFP growth. The strong housing market in the US increases imports of Canadian softwood, while the exchange rate and other variables have no effect.
