NSW Rural land performance: 1990-2008 31

This paper will address the total and capital return performance of a major agricultural area and compare these returns on the basis of both location of land and land use. The comparison will be used to determine if location or actual land use has a greater influence on rural property capital returns. This performance analysis is based on over 35,000 rural sales transactions. These transactions cover all market based rural property transactions in New South Wales, Australia for the period January 1990 to December 2008. Correlation analysis and investment performance analysis has also been carried out to determine the possible relationships between location and land use and subsequent changes in rural land capital values.

Research on the Circulation Problems of Contractual Management Right of Rural Land 31

Based on the judicial explanation of the contractual management right of land, the thesis elaborates the definition of main body of contractual management right of rural land; right of possession, use right, usufruct of contractual management right of land; autonomy of production and operation; disposition of the products; expropriation and occupation compensation authority of contractual land respectively, in order to demonstrate the connotation of land contractual management. The thesis also analyzes perspicaciously the phenomenon of non-agricultural-use land and proclaiming phenomenon of contractual management right of land. We should establish normalized rural land property rights register system to perfect contractual management right of land....

An Economic Analysis of Compensation for Rural Land Expropriation 31
Xu, Ming-zhi; Dai, Jia-cheng; Cao, Lu-xi.
To study which method is more effective in complete compensation and zero compensation for rural land expropriation, we use economic models to analyze whether the government is benevolent and which compensation method can achieve the social optimal level. The results show that both complete compensation and zero compensation will lead to over-investment of land owners, and consequently result in loss of social welfare.
